Office and commercial cleaning in North West London

Updated September 2026 · From £30/hr · NW1–NW11 · Rolling monthly, 30 days’ notice

We clean offices, clinics, salons, studios and serviced suites across North West London, before eight in the morning or after six in the evening, on a rolling monthly contract with thirty days’ notice. Every cleaner is directly employed by us, Enhanced DBS checked, and signs an NDA as standard.

What it costs

From £30 an hour, quoted as a fixed monthly figure once we know the floor area, the frequency and the hours you want us in. You get the number before anything is signed, and the number does not move because a bin was fuller than usual.

What drives the price is not the square footage on its own. It is how many washrooms there are, whether there is a kitchen that people actually cook in, how much glass there is, and whether the floors are carpet, wood or vinyl. We walk the space once, quote once, and put it in writing.

There is no long tie-in. Commercial contracts run on a rolling monthly basis with thirty days’ notice on either side. We would rather keep the work by doing it properly than by holding you to a twelve-month term.

Out of hours is the default, not a surcharge

Almost all of our commercial work happens before 8am, after 6pm, or at weekends, because an office being cleaned around people is an office being half cleaned. Desks do not get done, bins get missed, and the vacuum is a nuisance to whoever is on a call.

If you need a daytime presence as well — washrooms checked at lunchtime, a reception kept tidy through the day — that is a separate line on the quote and it is usually a short daily visit rather than a second full clean.

Who we clean for

  • Offices and studios — from a four-desk room above a shop to a whole floor. Professional services, creative studios, and the financial and legal firms who need the confidentiality side taken seriously.
  • Serviced offices and co-working floors — hot desks, meeting rooms booked back to back, and a kitchen that takes more punishment than any other room in the building.
  • Clinics and consulting rooms — where the standard is not “looks clean” but a documented routine, colour-coded cloths and surfaces disinfected in the right order.
  • Salons and treatment rooms — hair, product residue, backwash basins and mirrors, on a schedule that fits around late appointments.
  • Communal areas and blocks — entrance halls, stairs, lifts and bin stores for managing agents and residents’ associations.

Why “directly employed” matters more in an office than in a house

Most commercial cleaning in London is subcontracted. The company you sign with is not the company that turns up, and the person with your alarm code may be on their first shift for an agency you have never heard of.

We do not work that way, and in a commercial setting it is the whole argument:

  • Every cleaner is on our payroll, not an agency’s. No rotating strangers, and the same named person or pair every visit.
  • Enhanced DBS checked before a first shift — which matters when someone is alone in your office with the server cupboard at 6am.
  • NDAs signed as standard. Not on request, not for an extra fee. If there are papers on desks, they stay on desks and they are nobody else’s business.
  • £5m public liability and employers’ liability. Certificates supplied for your records before we start.
  • A named account manager — one person who knows your building, not a ticket queue.
  • Holiday and sickness are our problem, not yours. Cover comes from our own team, briefed on your site.

What a standard office clean covers

Every visit, unless your specification says otherwise:

  • Desks cleared of cups and rubbish, wiped around equipment, screens left alone unless you ask
  • All bins emptied and re-lined, recycling kept separate, waste taken to the bin store
  • Kitchen: worktops, sink, taps, the outside of the fridge, microwave inside and out, and the dishwasher run and emptied if there is one
  • Washrooms: pans, seats, basins, taps, mirrors, and consumables restocked from your stock or ours
  • Meeting rooms reset — chairs straightened, whiteboards cleaned, glass partitions done on both sides
  • Reception and entrance glass, and the door furniture everybody touches
  • Floors vacuumed throughout, hard floors mopped
  • Light switches, handles and shared touchpoints disinfected

On a periodic schedule, quoted separately: carpet machine cleaning, internal window glass at height, kitchen deep cleans, and after-builders work when you refit.

Materials and equipment. Most offices already keep a cupboard of products and a vacuum, and we use yours by default so you are not paying for them twice. If you want us to supply the materials and machines instead, we can — that is charged as an extra and appears as its own line on the quote, so you see the figure before you agree to anything. It is not built into the hourly rate.

Where we work

We take on office cleaning across NW1 to NW11 and the surrounding areas — Camden and Euston, Hampstead, Belsize Park and Swiss Cottage, St John’s Wood and Maida Vale, West Hampstead, Kilburn and Queen’s Park, Cricklewood and Childs Hill, Willesden, Kensal Green and Kensal Rise, Golders Green and Temple Fortune.

NW1 runs straight into King’s Cross, Euston and the Farringdon and Clerkenwell edge, and we work there too. Further into the City it is worth asking rather than assuming — we would rather say no than take a contract we cannot service properly at seven in the morning.

Tell us the space and we will quote it

Call and describe the building, or send the floor area and the hours you want us in. We will walk it once and put a fixed monthly figure in writing.

Common questions

How much does office cleaning cost in London?
Our commercial rate starts at £30 an hour, and we quote a fixed monthly figure rather than billing by the hour, so you know the cost before anything is signed. What moves the number is the number of washrooms, whether there is a working kitchen, how much glass there is and what the floors are — not the square footage alone. We walk the space once and put the figure in writing.
Do you clean outside office hours?
Yes, and that is normally how we do it. Almost all our commercial work happens before 8am, after 6pm or at weekends, because cleaning around people means desks do not get done and bins get missed. A daytime washroom or reception check can be added as a separate short visit if you want one.
Are your cleaners DBS checked, and will they sign an NDA?
Every cleaner is Enhanced DBS checked before their first shift and directly employed by Camyabco Ltd — we do not subcontract to agency staff. NDAs are signed as standard on commercial contracts, not on request and not for an extra fee. We carry £5m public liability and employers’ liability insurance, and we will supply the certificates for your records before we start.
Is there a minimum contract?
No long tie-in. Commercial contracts run on a rolling monthly basis with thirty days’ notice on either side. We would rather keep the work by doing it properly than by holding you to a twelve-month term.
Do we have to provide the cleaning materials?
Most offices already keep a cupboard of products and a vacuum, and we use yours by default so you are not paying for them twice. If you want us to supply the materials and machines instead we can, but that is charged as an extra rather than built into the hourly rate. It appears as its own line on the quote, so you see the figure before you agree to anything.
Do you clean co-working spaces and serviced offices?
Yes. Hot desks, meeting rooms booked back to back and a shared kitchen that takes more punishment than any other room in the building — those need a reset every visit rather than a wipe round, and we price them on that basis.
Can you clean clinics, consulting rooms and salons?
Yes. The standard in a clinic is not “looks clean” but a documented routine — colour-coded cloths kept to their own areas, surfaces disinfected in the right order and given their contact time. Salons are a different problem again: product residue, backwash basins and mirrors, usually scheduled around late appointments.
What happens if our regular cleaner is ill or on holiday?
Cover comes from our own employed team and is briefed on your site beforehand, so the building is not skipped and a stranger is not let in unannounced. That is the practical advantage of employing people rather than booking agency shifts.
Can you do a one-off clean rather than a contract?
Yes — office deep cleans, a clean before you move into new premises, and after-builders cleaning when you refit. Those are quoted as one-off jobs. After-builders work is normally three passes over two or three days, because plaster dust keeps falling after the first one.

Prices on this page are fixed prices for North West London and are the prices shown in our booking calculator. The 84% kitchen figure is from the NRLA’s survey of 600 landlords and letting agents.
