Childs Hill is three quite different places inside half a mile, and that is the whole reason quoting it goes wrong. Walk up from Cricklewood Lane and you pass Victorian terraces let room by room, then the big inter-war houses on the Hocroft streets, then the flats above the shops on Finchley Road. A price built for one of them is wrong for the other two. We price on the property, so the number does not depend on which side of the hill you are on.

What’s different about cleaning in Childs Hill
Three streets, three different jobs
The terraces on Westbere Road and Menelik Road are mostly let to sharers, which means one kitchen doing the work of three and a check-out that assesses one room rather than a house. The Hocroft and Pattison Road houses are the opposite — large inter-war family homes with more floor than their bedroom count suggests, where the job is measured in rooms rather than beds. And the flats along Finchley Road and Cricklewood Lane are conversions above working shops, where the grease arrives through the air. We quote all three off the same published list, but we send different time and different kit.
The hill, and getting to the door
Childs Hill is a hill, and it climbs the whole way from Cricklewood Lane to the Hampstead boundary. Two practical consequences. The first is grit: what gets walked in here is wet and gravelly rather than dusty, and it goes straight into the hall carpet. The second is parking, which is controlled around the Finchley Road junction and tight on the terraced streets. If you can leave a visitor permit we use it; if not we pay and add it at cost, and you know the figure before we come.
A postcode that misleads
Half of Childs Hill gets priced by other firms as though it were Cricklewood and the other half as though it were Hampstead, depending on which the quoter assumed from the address. Neither is a price for your property. Ours is set by the property itself — the same studio price, the same three-bedroom price, whether the house is on Menelik Road or Hocroft Avenue.

What the hill puts in your hall carpet
Grit is a different problem from dust and it is the one Childs Hill has. It is angular, it works down into the base of the pile, and then it cuts the fibre every time somebody walks on it — which is why a hall carpet here goes flat and grey while the bedrooms look new. The commercial property here is the parade — the shops, salons, clinics and small offices along Finchley Road and the Cricklewood Lane junction, most of them with the office above the shop and a staircase rather than a lift. Four to twenty people, one or two washrooms, a kitchen people genuinely cook in, and a lot of glass at the front, which is what actually drives the price rather than the floor area.
