An end of tenancy clean has one job: to get the property past a check-out inspection. That is a different job from a thorough house clean, and it is why the specification below is written in the order a check-out clerk works through a property rather than the order a cleaner would naturally tackle it.
Every price on this page is fixed. Not “from”, not “starting at”, and not subject to a survey. You see it before you book and it does not move on the day.

Prices are what you pay — there is no call-out charge, no congestion or parking surcharge added afterwards, and nothing is added for working in the last week of the month.
The specification, room by room
Most companies publish a paragraph. This is the actual list, and it is the list your agent’s check-out report is compared against.
Kitchen — where deposits are lost
In a survey of 600 landlords and letting agents, 84% named the kitchen as the room most often left unclean. It takes the longest and it is inspected hardest.
- Oven cleaned to dip-tank standard, including racks and shelves
- Oven door glass, taken apart where the model allows
- Grill pan and the cavity behind it
- Hob, burners, pan supports and control knobs
- Extractor hood, and the filter degreased
- Fridge and freezer emptied, defrosted, cleaned, seals included
- Washing machine drawer removed and descaled, and the door gasket
- Dishwasher filter and door seal
- Microwave, inside and out, including the turntable and roller
- Inside every cupboard and drawer, not just the fronts
- Tops of all wall units and the space above them
- Splashback, tiles and grout
- Sink, taps and drainer descaled
- Bins cleaned inside and out
Bathrooms
- Limescale removed from taps, shower heads and glass
- Shower screen runners and the seals along the base
- Grout scrubbed, mould treated
- Toilet, including the hinges, the base and behind the pan
- Bath, basin and pedestal, including the overflow
- Extractor vent cover
- Mirrors and cabinets, inside and out
- Tiles floor to ceiling, not just to shoulder height
Bedrooms, living rooms and hallways
- Inside all wardrobes, drawers and built-in storage
- Tops of wardrobes and every door frame
- Skirting boards, the full run, wiped not dusted
- Light switches, sockets and door handles
- Light fittings and shades, where safely reachable
- Radiators, including behind and between the fins
- Interior windows, frames, sills and the runners in the tracks
- Carpets vacuumed throughout; hard floors vacuumed and mopped
- Cobwebs removed from ceilings and corners
- Bannisters, stairs and the edges of every step
Window tracks and the tops of doors are the two items that most often appear on a check-out report and almost never appear on a cleaning quote. They are on ours.
What the visit actually looks like
- The property is normally empty. That is how tenancy cleans work, and it is why we arrive with everything — machines, products, ladders, carpet extraction. Nothing needs to be at the property and nothing is used from it.
- You do not need to be there. Most of our tenancy cleans are done on keys, collected from you or from the agent’s key safe. Keys are held securely, used only for your booking, and returned when you ask.
- A two-bedroom flat is five to six hours for a team with proper equipment. The same job alone, without that equipment, is usually 10 to 14 hours.
- You get a photographic record of every room when we finish. That is not decoration — it is the document that settles an argument later, and it is why we take it on every job.
- You pay after the clean, not before.
The seven-day guarantee, and why the length matters
If your agent’s check-out flags anything on our checklist within seven days of the clean, we come back and put it right at no cost.
The length is the point. Much of the market gives you 48 or 72 hours. A check-out inspection is rarely produced that fast — the clerk attends, writes the report, the agent reads it, and then you hear. A 48-hour window can expire before anyone has told you there is a problem, which makes it a guarantee you cannot use.
What we do not do
Worth saying plainly, because a quote that covers everything usually doesn’t.
- Exterior windows above ground floor. That needs access equipment and a separate insurance position.
- Anything requiring a specialist. Damaged stone, failed grout, a carpet past cleaning. We will tell you it needs replacing rather than charge you to clean it twice.
- Damage. Cleaning gets the property clean. It does not repair a chipped worktop or a burn in a carpet, and no cleaning company can make those disappear from a check-out report.
Landlords and letting agents
Roughly the same job, different requirements. Agents want a fixed price they can quote a tenant without checking, a team that turns up on the date given, and no second conversation afterwards. The seven-day window exists largely for that reason: the agent never has to have the awkward call.
Every cleaner is Enhanced DBS checked and directly employed by Camyabco Ltd — we do not subcontract to self-employed agency staff, which is worth asking any company you compare us with. We carry £5m public liability and employers’ liability insurance, and invoices can be issued to the agency or to the tenant.
