NW1 is the most commercial postcode we work in, and it is not one kind of commercial. A studio on Jamestown Road, a practice off Albany Street and a serviced suite near Euston are three different cleans with three different access problems. We walk the space once, quote a fixed monthly figure, and work before eight or after six so the desks actually get done.
What it costs
From £30 an hour, quoted as a fixed monthly figure once we know the floor area, the frequency and the hours you want us in. You get the number before anything is signed and the number does not move because a bin was fuller than usual.
What drives the price is not the square footage on its own. It is how many washrooms there are, whether there is a kitchen that people genuinely cook in, how much glass there is at the front, and whether the floors are carpet, wood or vinyl. An NW1 studio with a polished concrete floor, a full kitchen and a glazed frontage costs more per square foot than a carpeted office twice its size, and it should.
There is no long tie-in. Commercial contracts run on a rolling monthly basis with thirty days’ notice on either side.
The three kinds of NW1 premises
Studios, agencies and post-production
Camden Town and the Chalk Farm Road end are full of them — open-plan floors, hard flooring, a great deal of glass, and a kitchen that is the real centre of the office. The cleaning problem is not dirt so much as volume of kitchen and washroom use against very little storage, plus edit suites and studios that cannot be entered while a session is running. We agree which rooms are ours and on what signal, rather than trying doors.
Professional offices and practices
Albany Street, Delancey Street and the Regent’s Park side run to smaller professional premises — four to twenty people, often a converted house or the floors above a shop, with a staircase and no lift. Paper, desks and confidentiality rather than volume. These are the ones where the NDA is the point.
Serviced suites near Euston
The Euston and Mornington Crescent end is largely serviced and managed space, where the building sets the access hours, the service entrance and often the waste arrangements. We work to the building’s rules and price them in from the start rather than discovering them in week two.
Out of hours is the default, not a surcharge
Almost all of our commercial work happens before eight in the morning, after six in the evening, or at weekends. An office cleaned around people is an office half cleaned: the desks do not get done, the bins get missed, and the vacuum runs at the one time nobody wants it to.
In NW1 specifically, the early start is usually the easier one. Camden's evenings belong to the bars and the venues, the streets are busiest exactly when an evening clean would be loading in, and an office above a licensed premises is quieter at six in the morning than at eight at night.
Stairs, no lift, and what that does to a quote
A large share of NW1 commercial space is the first and second floors above a shop, reached by one narrow staircase. It affects the job in three ways: the machines have to be carried, the waste has to come down the same stairs and out onto a busy pavement, and the floor area is split across levels so there is more edge and doorway per square foot than an open floor plate.
We allow for all three in the fixed monthly figure. What we do not do is quote as though it were a ground-floor unit and then ask for more.
Why “directly employed” matters more in an office
Whoever cleans your office is alone in it with screens, post, files and whiteboards. Every cleaner is employed by us on PAYE — not subcontracted, not a self-employed cash arrangement — right-to-work verified, DBS checked, and each signs an NDA as standard rather than on request.
Three documents back that up and all three are checkable: £5,000,000 public liability cover, whose certificate goes out with the quotation; registration with the Information Commissioner’s Office, ZC256136, on the ICO’s public register; and Camyabco Ltd, company number 13058807, at Companies House. We would rather you verified them than took our word for it.
What a standard office clean covers
Desks and surfaces cleared of dust and wiped where they are clear, screens and keyboards dusted but not moved, all bins emptied and relined, washrooms cleaned and restocked, the kitchen cleaned including the front of appliances and the inside of the microwave, hard floors vacuumed and mopped, carpets vacuumed, glass doors and internal glass spot-cleaned, and touch points — handles, switches, lift buttons, the entry phone — done every visit rather than periodically.
Beyond that, on a schedule we agree and price separately: carpet extraction, internal window glass at height, kitchen deep cleans, and washroom descaling.
Parking in NW1, honestly
It is controlled across the whole postcode and there is effectively nowhere to stop on Camden High Street. If you can leave us a visitor permit we will use it. If not, we pay and add it at cost, and you know the amount before we come rather than finding it on an invoice. It is one of the reasons the early start suits NW1 better than the evening.
