Hampstead is largely period property, and period property is slower to clean properly than the square footage suggests. Sash windows with deep glazing bars, original floorboards, marble fireplaces, tiled hallways and skirtings with a century of paint on them all take time and the right products. We price on the property, not the hour, so a house that takes us longer costs you the same.

What’s different about cleaning in Hampstead
Period detail, cleaned properly
Original timber, stone and marble do not take bleach or a steam cleaner. We use pH-neutral products on natural stone and sealed wood, and we will tell you if something in your home needs a specialist rather than pretend otherwise.
Conversion flats above the shops
A great deal of NW3 is large houses divided into flats, often with a shared stair and no lift. We carry our own kit up, and on an empty property we bring everything including the machines.
Parking and access
Most of Hampstead is a controlled parking zone and the streets around Heath Street and Flask Walk are genuinely tight. If you can leave a visitor permit we will use it; if not, we pay and add it at cost, and we tell you the amount before we come.
The pockets of Hampstead, and what each one needs
Hampstead is not one place. The job on a Frognal villa and the job in a South Hampstead conversion are different jobs, and we price and staff them differently.
Frognal and Church Row. Detached and semi-detached Victorian and Edwardian villas on quiet leafy roads, and the Georgian terrace on Church Row. Original floorboards, sash windows with deep glazing bars, and cornicing that collects a decade of dust in the top corners. These are the houses where regular cleaning with the same two people every week is worth more than a big one-off — a household that size generates work faster than a fortnightly visit can clear it.
The Vale of Health and Hampstead Village. Small cottages reached on foot, with no parking at the door and, in several, a staircase too narrow to carry a machine up. We bring what fits and we know before the day which ones those are. Hampstead Village proper — Flask Walk, Well Walk, Perrin's Lane — is the same story at a slightly larger scale.
The Heath edge. Properties looking onto the 790 acres, from Parliament Hill round to Kenwood. Lovely, and they carry more airborne dust and more mud at the door than anywhere else in NW3, particularly October to March. Households here tend to want a weekly or fortnightly housekeeping visit rather than a deep clean twice a year.
South Hampstead and the Finchley Road side. Victorian mansion blocks and period conversions, porters on some, and a lift on fewer than you would expect. Access is the whole planning problem here; the cleaning itself is straightforward.
Regular cleaning in Hampstead — weekly and fortnightly

Ten per cent off the first clean, and no contract or exit fee — if it stops working you tell us and it stops. £26 an hour is the rate with your own products and equipment — your hoover, your surfaces, your choice of product, which matters on marble, natural stone and hand-painted joinery. The reason people switch is not price
It is almost never the rate. It is that the last firm sent a different person each time, so nobody ever learned the house — which cupboard the good cloths live in, that the hall floor is oiled and not lacquered, that the study is not to be touched. Every one of those is a five-minute conversation you should have once, not every Tuesday. We employ our cleaners, so we can promise you a person rather than a slot.
Period houses need a rota, not a blitz
Original joinery, deep skirtings, picture rails, sash windows with glazing bars and sealed rather than lacquered floors: all of it takes pH-neutral products and none of it wants doing every week. We set a cycle — the things done every visit, the things done monthly, the two or three things done twice a year — and put it on the notes so it survives a change of cleaner and a change of your mind.
Keys, alarms and being at work
Most of our regular Hampstead customers are not in when we come. Keys are logged, held by the office rather than in a cleaner’s coat, and signed in and out. Alarm codes and door codes are treated as personal data: we are registered with the Information Commissioner’s Office under ZC256136, which you can check on the ICO’s public register. Oven cleaning in Hampstead
On an end of tenancy or deep clean the oven is included free — racks, trays, door glass, the seal and the fan housing. On its own it is £69 for a single, £89 for a double and £129 for a range, and we take the door glass apart rather than wiping between the panes and calling it done.
Two things come up here repeatedly. The first is the range cooker in a period kitchen — a range is a genuinely different job from a built-in single, it has more removable parts than people expect, and we price it at £129 rather than arriving and revising the figure on the doorstep. The second is the conversion flats above the shops on Heath Street and Rosslyn Hill, where the oven itself is small but the extraction from the restaurants below has been depositing grease on the outside of it, on the wall units and on the window frames for years. That is in the price of a tenancy clean here; it is not an extra we spring on the day.
