    What the calculator is actually doing

    Most cleaning quotes in London are worked out on the phone, from an estimate of how many hours a job will take. That is why they move. If the flat takes longer than the person on the phone guessed, the invoice grows.

    Ours works the other way round. The price is set by the property, not by the clock, so the risk of a job running long sits with us rather than with you. A three-bedroom flat in Hampstead that has not been touched in two years costs the same as one that has been kept spotless. That is the whole point of a fixed price, and it is the reason there is no survey and no callback.

    Why almost nobody else publishes one

    Look closely at cleaning prices across North West London and you will find the word “from” in front of nearly all of them, or “starting at”, or a footnote that prices vary outside a particular travel zone — which, in NW London, covers most of the places people actually live. A price with a hedge in front of it is an opening position, not a price.

    Publishing a real number is uncomfortable, because it can be compared. We would rather be compared than have the conversation on the day.

    What is in the price at every size

    A full oven deep clean — racks, door glass and extractor filter — is included in every end of tenancy and deep clean rather than charged as an extra. That matters more than it sounds: the oven is the item most often flagged at a check-out inspection, and most London companies charge £25 to £75 to clean it.

    On an empty property we bring everything, including the machines. You get a photographic record of every room when we finish, and you pay after the clean rather than up front. If your agent flags anything on our checklist within seven days, we come back and put it right free of charge — most of the market closes that window at 48 hours, which is often before the check-out report has even been written.
