Offices from King’s Cross along Euston Road to Regent’s Park sit in some of the most managed buildings in London. Big multi-tenant blocks with a security desk, a fob for every door, a goods lift you book and a building manager who wants the paperwork before anyone is allowed upstairs. Cleaning there is as much about fitting the building’s rules as it is about the desks, and we set that up before the first visit.
What office cleaning costs in King’s Cross and Euston
From £30 an hour, agreed as a fixed monthly figure after a free walk round, so the invoice is the same every month. What moves the number is how many hours a visit takes and how often you want us in, and inside that: how many washrooms there are, whether the kitchen or tea point is one people actually cook in, and how much glass there is — meeting-room walls and internal partitions are common on these floors and they take time. Floor area on its own tells you less than people expect.
Contracts run rolling monthly with thirty days’ notice on either side. No twelve-month tie-in. If you have more than one site, the contract cleaning page explains how we price several buildings together.
Working inside a managed building
At King’s Cross, around Granary Square, Coal Drops Yard and Pancras Square, the whole estate is managed: contractors come in through set service routes and times, and the building and the estate both want to know who you are. Along Euston Road, around Regent’s Place, by the station and towards Great Portland Street, it is usually a floor or a suite in a larger multi-tenant building. Those buildings run on front-of-house security and set access times, and a cleaning firm that turns up without warning gets turned away at the desk. So before the first clean:
- We talk to the building manager, not just to you. The SSIP certificate, insurance schedule, risk assessment and method statement go to them in advance, so the induction is the only thing left to arrange.
- Named cleaners on the sign-in list. Security gets the names of the people who will come, and of the cover cleaner, so nobody is held in reception while a tenant is phoned.
- Fobs and keys logged by our office. They are signed out for each visit and signed back in, not carried around in a pocket between jobs.
- The building’s hours, not ours. If the building opens the floors at a set time, or the goods lift has to be booked for waste, the schedule is built around that and the monthly figure reflects it from the start.
- One named contact at our end for your office manager and for the building, so a missed bin or a change of access code goes to someone who knows the site.
Before the office opens, or after it empties
Cleaning around people means the desks never get done properly. Our working hours are 7am to 7pm Monday to Saturday and 7am to 5pm on Sunday, so most offices here are cleaned from seven, before staff arrive, or after six once the floor has emptied. We do not run overnight shifts. Weekend visits suit offices that want a deeper clean of the kitchen and washrooms once a week.
Who cleans your office
Every cleaner is employed by us on PAYE, never agency and never subcontracted, right-to-work verified and DBS checked, and each signs an NDA as standard. In an office, whoever cleans is alone with screens, post and whiteboards, and around King’s Cross and Euston that often means a tech or media company, a law firm, a consultancy or a medical or research office. The same named cleaner comes each visit wherever possible, with cover from our own team, briefed on the site first, if they are ill or on holiday.
All services are managed by a BICSc-trained professional. Our Director is a BICSc member (PBICSc), Licence to Practice, membership no. 30107744.
- SSIP certificate SB9118300 — PQS Health & Safety Approved, SSIP Registered Member, valid to 29 September 2027 and listed on the SSIP portal.
- £5,000,000 public liability and £5,000,000 employers’ liability — the schedule goes out with the quotation.
- Risk assessment, method statement and COSHH register for your site file.
- ICO registration ZC256136, because door codes, fob lists and alarm codes are personal data.
What a regular office clean covers
Desks and work surfaces wiped, bins emptied and relined, hard floors vacuumed and mopped and carpeted areas vacuumed, the kitchen or tea point cleaned including the sink, microwave and fridge front, washrooms cleaned and restocked from your supplies, and touchpoints — door handles, lift buttons on your floor, light switches — done every visit. Meeting rooms are reset. Shared areas that belong to the building, such as the main reception and stairs, are the landlord’s contractor’s job unless your lease says otherwise; we will clean them if you ask and the building agrees.
One-off cleans are quoted separately: post-fit-out, end of lease, or a deep clean before a move-in.
The seven-day guarantee covers office work too. If something is not right, tell us within seven days and we come back and put it right.
