    Why people switch to us

Three things the big cleaning platforms won’t give you.

We are not a booking marketplace passing your job to whoever is free. We are one NW London team, and you get the same people every visit.

    01

The oven is not an upsell

The oven is the single most common deposit deduction in London. Most companies charge £25–£75 extra to clean it properly. We include a full oven deep clean in every end of tenancy and deep clean, at no cost, because charging extra for the thing that loses you your deposit is absurd.

    02

We don’t leave until you’re happy

Walk the property with us at the end and tell us anything you want redone — we do it there and then, on every job we do. On end of tenancy cleans there is a second layer, because the check-out inspection often lands days after you have gone: our re-clean window stays open a full seven days, against an industry standard of 48 to 72 hours.

    03

    The same team, every time

You are assigned a named cleaner or pair, directly employed by us and insured to £5m. They learn your home. No rotating strangers, no re-explaining where the hoover lives every fortnight.

    Regular housekeeping

Someone every week, or every other week.

Most of what we do is not a one-off. It is the same cleaner, on the same day, in the same home — and in offices, studios and commercial kitchens across NW London on a set schedule. Domestic cleaners from £26 an hour, or commercial contracts priced on a walk round, including office cleaning in Camden and contract cleaning in London.

    01

The same person, not a rota of strangers

Our cleaners are employed by Camyabco Ltd and on our payroll — not self-employed staff sent from a pool. That is the only way a company can honestly promise you the same face every week, and it is why we can. They learn your home once, and you stop having to explain it.

    02

£26 an hour, weekly. On the page.

£26 an hour weekly, £28 fortnightly. Two hours minimum weekly, three if you go fortnightly. Published here rather than held back for a callback, so you can work out what it costs before you speak to anybody.

    03

No contract and no exit fee

Nothing to sign and nothing to cancel. Change the day, pause it for a holiday, or stop altogether — tell us and it is done. We would rather keep you because the work is right than because leaving is awkward.

    Our own work

Photographs from real jobs, not a stock library.

Every picture below was taken on a job in North West London, on the day, on a phone. Nothing here is staged and nothing is borrowed.

Extractor filter above the hob, before and after an end of tenancy clean

The extractor filter above the hob

It lifts out and washes. Left alone it stops pulling air, holds the smell of everything ever cooked, and over a gas hob it is a fire risk.

Tops of kitchen wall units, before and after an end of tenancy clean

The tops of the kitchen units

Nobody looks up there for a year. A check-out clerk looks up there in the first minute, and runs a finger along it.

Top of a boiler cupboard, before and after an end of tenancy clean

The top of the boiler cupboard

Out of sight, above head height, and on the inventory. This is the kind of thing a deduction is written for.

We photograph every room on completion and send you the set. If a check-out clerk raises something a fortnight later, you have a dated record of how the property was left — and we come back inside seven days and put it right anyway.

    What we do

Six services, all priced up front.

Every service below has a published price. Put your details into the calculator and you will get an exact figure, not a range.

    From £30/hr per cleaner

    Carpets & upholstery

Hot water extraction for carpets, rugs, sofas and mattresses. Book it alongside an end of tenancy clean and it costs less, because we are already there.

    £39/room £25 with a tenancy clean
    Something the calculator can’t price

Odd jobs, big jobs, and things we’ve never been asked before.

A six-bedroom house after a loft conversion. A restaurant kitchen deep clean before an inspection. Four flats on the same day for a landlord. A move-out where the tenant kept cats and didn’t mention it. Tell us what you’re actually dealing with and we’ll price it properly — usually the same day, and with a free visit first if it needs one.

    How booking works

Three steps. No site visit for standard jobs.

    STEP 01

    Price it yourself

Use the calculator. Pick your service, size and any add-ons. The figure you see is the figure we invoice — we do not re-quote after seeing the property unless you have told us something materially different.

    STEP 02

    Send it over

Tap WhatsApp or email and your quote travels with you, already filled in. Tell us the postcode and the date. We confirm the slot, usually within the hour during working days.

    STEP 03

    We clean, you check

Your named team arrives on time, with everything needed if the property is empty. Pay by card or bank transfer after the job, not before. We don’t leave until you’re happy — and if anything is flagged in the seven days after, we come back at no charge.

    Where we work

    The end of tenancy guarantee

We don’t leave until you’re happy.

On every job, walk the property with us before we go and anything you want redone, we redo on the spot. On end of tenancy cleans specifically there is a seven-day window on top, because the check-out inspection is rarely done the same week you move out — most cleaning companies close theirs at 48 or 72 hours, long before the report lands.

    • End of tenancy: free return visit for anything on our checklist your agent flags within seven days
    • Full photographic record of every room, sent to you on completion
    • Payment taken after the clean, never as a deposit up front
    • £5m public liability cover through Camyabco Ltd on every job
    Questions

The things people ask before booking.

How much does end of tenancy cleaning cost in NW London?
Our fixed prices run from £149 for a studio to £509 for a five-bedroom house. A two-bedroom flat is £259. Every price includes a full oven deep clean, everything needed to clean an empty property, and the seven-day re-clean guarantee. Extra bathrooms are £25 each. Carpet steam cleaning is quoted on request. The London average for a two-bedroom tenancy clean is around £275.
Will I definitely get my deposit back?
No cleaning company can honestly promise that, because deposits are also withheld for damage, unpaid rent and missing items that have nothing to do with cleaning. What we do promise is this: we clean to letting-agency check-out standards, we send you a photographic record of every room, and if your agent flags anything on our checklist within seven days we return and put it right free of charge. Anyone guaranteeing your deposit outright is guaranteeing something they do not control.
    Is the oven really included?
Yes, on every end of tenancy and deep clean. A full dip-tank-standard oven clean including racks, door glass and extractor filter. Most London companies charge £25 to £75 for this as an add-on, which is odd given the oven is the single most common reason cleaning money gets deducted from a deposit. Booked on its own, our oven clean is £69 single, £89 double, £129 range.
Do you bring your own equipment and products?
It depends on the job. An end of tenancy property is usually empty, so we arrive with everything — carpet extraction, steam equipment, ladders and products. In an occupied home we normally use what you already have, which most customers prefer anyway: it is your hoover, your surfaces and your choice of product, and that matters on marble, natural stone and hand-painted joinery. Leave things out and tell us anything to avoid. If you would rather we brought our own, say so when you book and we will confirm any cost with your quote.
    Which areas do you cover?
All North West London postcodes, NW1 through NW11, plus Highgate and East Finchley on the N6 and N2 borders. That covers Camden, Hampstead, Belsize Park, St John’s Wood, Kilburn, West Hampstead, Queen’s Park, Golders Green, Cricklewood, Willesden, Hendon and Mill Hill. We also regularly work in Harrow, Kenton, Edgware, Stanmore, Barnet, Finchley and Wembley — if you are just outside, call and ask rather than assuming. We would rather say yes.
Are your cleaners vetted and insured?
Every cleaner is directly employed by Camyabco Ltd and right-to-work verified before their first job — we do not subcontract to self-employed agency staff. We carry £5m public liability and employers’ liability insurance. NDAs are signed as standard on commercial contracts and available on request for private households.
    How quickly can you come?
End of tenancy and deep cleans can usually be fitted within 48 hours, and often next day outside peak weeks. Peak is the last three working days of any month, when most tenancies end — book those a week ahead. Regular housekeeping normally starts within five working days so we can assign you a permanent cleaner rather than whoever is free.
What if I am not happy with the clean?
Tell us on the day and we put it right before we leave — we walk the property with you at the end for exactly that reason, on every job. On end of tenancy cleans there is also a seven-day window: if your agent flags something on our checklist within seven days of the clean, we come back and re-do those areas at no cost. That window is for tenancy cleans because the check-out inspection happens after you have gone; on other cleans you are there to tell us on the day. You pay after the clean, not before.
Am I tied into a contract for regular cleaning?
No. There is no minimum term and no exit fee on residential housekeeping. Pause, reschedule or cancel any individual visit with 48 hours’ notice at no charge. Commercial contracts run on a rolling monthly basis with 30 days’ notice.
    Working here

    We employ our cleaners. Properly.

Most London cleaning work is self-employed, zero-hours, and paid by the job with no holiday and no sick pay. We do it the other way round, because it is the only way to keep the same person going back to the same home — which is the thing our clients actually pay for.

    • A real contract. Directly employed by Camyabco Ltd — payslips, holiday pay, pension, the lot.
    • Above the minimum. We pay more than the statutory rate, every hour, every week.
    • Basic DBS required. You’ll need a valid check before your first shift — we’ll tell you exactly how to get one.
    • Regular clients, regular hours. The same homes each week, in one part of London, so you are not crossing the city for an hour’s work.
    • Equipment provided. You never buy your own products or carry your own machines.
