Mansion-block flats are taller than they look

The blocks along Elgin Avenue, Sutherland Avenue and Randolph Avenue were built with ceilings well over three metres. That puts the tops of doors, the picture rails and the whole cornice line out of reach from the floor — and those are the first places an inventory clerk runs a finger. We bring the steps as standard. It is also why a two-bed here takes longer than a two-bed almost anywhere else in London.

Porters, lifts and signing in

Many of the blocks have a porter’s desk and a contractors’ book, and rather fewer have a lift that will take equipment. We send the name of whoever is coming the day before so nobody is turned away, and we plan for the stairs when we quote rather than finding them on the morning.

Little Venice and the canal side

The stucco houses along Blomfield Road and Clifton Gardens sit on the water, and that shows up in the work: more damp at the lower levels, more algae on the outside of the glass, and sash windows that need drying rather than just cleaning. Worth knowing before a check-out rather than after it.

The St John’s Wood side

Elgin Avenue runs straight into Abercorn Place across the Edgware Road, so we treat W9 and NW8 as one round. If you are on the border, either page applies and the price is the same.

A mansion flat is taller than it is big

The floor area says two bedrooms; the ceilings say something else. Tops of doors, picture rails, cornices, the tops of wardrobes and the inside of tall sash windows are all out of reach without steps, and they are exactly what a weekly visit skips and a year of weekly visits never touches. We put them on a monthly cycle so they happen in rotation rather than in a panic before someone comes to stay.

The long internal hall

These flats are built around one corridor that carries the whole flat’s traffic, and it is both the first thing anyone sees and the thing that goes first. In a regular visit it gets proper attention every time rather than a pass on the way out, which is the single most visible thing you can do for a mansion flat.

Porters, service lifts and permitted hours

The blocks on Elgin Avenue, Randolph Avenue and Lauderdale Road have their own rules about the service entrance, the lift and the hours. We work to them, the same named cleaner is signed in with the porter, and the slot is fixed — which a firm sending a different person each week cannot offer.

Office and commercial cleaning in Maida Vale

Warwick Avenue, Clifton Gardens and the Little Venice side carry small professional and creative premises — studios, consulting rooms, architects and design practices, and a number of serviced suites. Most sit inside residential blocks, which means the building has its own rules about hours, noise and the service lift, and the cleaning has to work inside them rather than argue with them.

From £30 an hour, quoted as a fixed monthly figure once we have walked the space, on a rolling monthly contract with thirty days’ notice on either side. No twelve-month tie-in. We sign in with the porter, use the service entrance where there is one, and keep to the building’s permitted hours. Out of hours is our default anyway — before eight or after six — because an office cleaned around people is an office half cleaned.

Oven cleaning in Maida Vale

On an end of tenancy or deep clean the oven is included free — racks, trays, door glass, the seal and the fan housing. On its own it is £69 for a single, £89 for a double and £129 for a range, and we take the door glass apart rather than wiping between the panes and calling it done.

The kitchens in these blocks are galleys — long, narrow, and usually the original footprint with a single built-in oven at the end. Two things follow. The oven cannot be pulled out, so it is all done in place with the units either side protected rather than splashed. And because the kitchen has one small window at the far end and no extraction worth the name, the grease from years of cooking has gone onto the wall units, the ceiling above the hob and the inside of that window rather than out of the room — all of which is in a deep clean here rather than charged as an extra.
