Frognal has the largest houses we work in. A six-bedroom on Redington Road or Templewood Avenue has a basement, a top floor and often a separate flat, and it is not a three-bedroom with extra rooms — it is a different day’s work with a different number of people in it. We quote it after seeing the floor plan rather than off the bedroom count, because a bedroom count is what produces the quote that gets revised on the doorstep.

What we price, and what it costs

These are our published end of tenancy prices, and they run to five bedrooms. A good deal of Frognal is larger than the bottom of this table — for those we quote a fixed figure after a free visit, in writing, and it does not move. The principle is the same either way: you have the number before we start.

Houses that are a two-day job, and we say so

Where a house runs to six or seven bedrooms over four floors with a basement kitchen, one team in one day is not honest arithmetic. We would rather tell you it is two days with three people than quote one day and leave at six with the top floor untouched. The figure is fixed before we start either way; what changes is how many of us come and for how long, which is our problem rather than yours.

Conservation-area interiors

Frognal sits inside a conservation area, and a great many of the houses keep original joinery, stone and marble, deep sash windows with glazing bars, and floors that are sealed rather than lacquered. All of that takes pH-neutral products and time rather than bleach and a steam cleaner. Steam on an old sealed floor lifts the seal and the damage is not reversible. Where something genuinely needs a specialist — a stone restorer, a rug plant — we will tell you that instead of attempting it.

Furnished lets and itemised check-outs

More of Frognal is let furnished on twelve-month corporate and academic tenancies than anywhere else on our patch, and those check-outs are done properly: a clerk from an inventory firm, room by room, photographed, with each item marked against its condition at check-in. That is easier to clean for, not harder, because the report tells you exactly what is being assessed. Send us the check-in inventory when you book and we will work to it.

Carpet, rug and upholstery cleaning in Frognal

We clean carpets by hot water extraction — the machine injects the solution under pressure and pulls it straight back out with the dirt, rather than leaving detergent in the pile the way a shampoo or dry-foam machine does. £39 a room on its own, £25 a room booked alongside a tenancy or deep clean. Runners over four floors

These houses are tall and the stair runner takes the whole household’s traffic, over boards that in many cases are original and sealed rather than lacquered. That changes the method: the water has to stay in the runner and out of the timber, because a board that gets soaked cups as it dries and cupping does not come out. We work at low moisture along the tread and leave the board edges dry. Stairs and landings count as one room however many flights there are, which in a Frognal house is the best-value line we publish.

Rugs, and the ones we decline

Hand-knotted wool cleans well and comes up far darker in the waste tank than anyone expects. Silk and viscose we decline — viscose goes stiff and yellow when it is wet-cleaned and is sold here as “art silk” to people who have no idea that is what they own — and so does any rug whose dyes have bled once already. We identify the fibre before quoting and say plainly when something needs a specialist rug plant rather than an on-site clean.

Sofas

Before we put any water through a sofa we read the cleaning code on the tag under the cushion — W, S, WS or X. Roughly one sofa in five is solvent-only or vacuum-only, and water on one of those is a replacement, not a re-clean. If yours is an S or an X we will say so and leave the machine in the van. In a furnished let the sofa belongs to the landlord and is on the inventory with a photograph attached, so it is worth doing and worth doing carefully.

Oven cleaning in Frognal

On an end of tenancy or deep clean the oven is included free — racks, trays, door glass, the seal and the fan housing. On its own it is £69 for a single, £89 for a double and £129 for a range, and we take the door glass apart rather than wiping between the panes and calling it done.

Two kinds of kitchen here and they want different handling. The unmodernised houses have a range in a basement kitchen — more removable parts, more door glass, £129 fixed rather than a figure revised on the day, and a room that ventilates badly, so the grease has gone onto the wall units and the ceiling above the hob instead of leaving. The refitted ones have integrated German appliances, where brushed-steel fascias scratch, printed control panels lift under anything abrasive, and a pyrolytic liner should never meet a caustic product at all. Office and consulting-room cleaning in Frognal

There is very little commercial property in Frognal itself, and we would rather say so than pretend otherwise. What there is sits on the edges: consulting rooms, therapy rooms and small practices along Fitzjohn’s Avenue and Arkwright Road, a number of schools and institutes, and offices on the Finchley Road side.

From £30 an hour, quoted as a fixed monthly figure once we have walked the space, on a rolling monthly contract with thirty days’ notice on either side. No twelve-month tie-in. Every cleaner is directly employed by us, right-to-work verified and DBS checked, and signs an NDA as standard. We carry £5,000,000 public liability cover and the certificate goes out with the quotation rather than on request. The site visit is free.

A practice has a requirement an office does not: the room has to be right for the first client of the day, not merely clean by lunchtime. So we come before the first appointment rather than after the last. The NDA matters more here than almost anywhere, and it is signed as standard rather than on request; we are also registered with the Information Commissioner’s Office under registration ZC256136, which you can check on the ICO’s public register.
